When will your floor be ready?

Put in your floor and the day it's laid. You get the volume, the weight, when it should be dry enough for floor finishes, and when the heating can go on, from the makers' own figures.

Drying times are for good conditions, closed up and ventilated. The floor is tested before finishes go down, not guessed. None of the Irish screeding contractors' sites we checked publish a price per m², so the price comes from your floor.

The numbers

Four figures every screeded floor runs on

Depth sets the drying time, and drying time sets when the floor finish can go down. These come from the standards and the makers' data sheets.

How a floor goes together

What's in a screeded floor

124563
A floating floor over underfloor heating. Not to scale.
  1. Floor finish Tiles, timber or vinyl, laid once the screed is dry enough.
  2. Screed Sand and cement, or a liquid screed, over the pipes.
  3. Heating pipes Clipped down and pressure tested before the screed goes in.
  4. Polythene sheet Separates the screed from the insulation; laps taped.
  5. Insulation Rigid boards, flat and firm.
  6. Slab The concrete base, with the damp-proof and radon membranes under it where needed.

Most new floors in Ireland are built this way: a slab, insulation, a sheet of polythene, the heating pipes, then the screed. The screed spreads the heat, carries the floor finish and gives it a flat, level surface.

A floating screed must be separated from the walls and pipes, the Mineral Products Association says, so an edge strip runs round every wall. Gyvlon asks for at least 8 mm of edge strip, 10 mm with underfloor heating.

SEAI's technical standards set a floor U-value of 0.15 W/m²K where a refurbishment adds underfloor heating, against 0.36 without, so the insulation layer gets thicker when the pipes go in.

FAQ

Questions people ask

How much does floor screeding cost in Ireland?

None of the Irish screeding contractors' websites we checked on 29 October 2026 publishes a price per m². The price comes from your floor: the area, the depth, the type of screed, access for the pump and what's under it. For materials, McMahons lists Kilsaran's FLS 401 sand and cement floor screed at €11.90 ex VAT (€14.64 incl. VAT) per 25 kg bag. See the cost guide for more prices and what to compare.

How long does screed take to dry?

BS 8204-1 allows about one day per mm for the first 50 mm of a sand and cement screed, so 50 mm takes around two months in good conditions. Roadstone and Gyvlon give one day per mm for the first 40 mm of their liquid screeds, then two days per mm. Fast-drying screeds can take floor finishes in days.

Liquid screed or sand and cement?

Liquid screed goes down faster, can be thinner and covers heating pipes fully. Sand and cement can be laid to falls and needs no specialist pump. The comparison guide sets out the figures side by side.

How deep should screed be over underfloor heating?

Roadstone and Gyvlon give 25 mm as the minimum cover over heating pipes for their liquid screeds. A floating sand and cement screed in a house is normally at least 65 mm, according to the Mineral Products Association.

Who will ring me?

We pass your request to one screeding contractor who covers your county. Your number isn't sent to a list. They ring you, ask about the floor and your dates, and price it from the drawings or a look at the site. Nothing is booked until you say yes. Naming a manufacturer or merchant on this site doesn't mean they're involved in your job.

Which counties do you cover?

All 12 counties of Leinster: Dublin, Kildare, Meath, Wicklow, Louth, Laois, Offaly, Westmeath, Longford, Carlow, Kilkenny and Wexford.
